Replacing an outdated low-rise hotel and parking lots, a modern 27-story luxury condominium residence joins the growing skyline of Rosslyn’s downtown renaissance. Providing, literally, a new foundation for a modern high-rise structure, new contemporary streetscape features include walks, terraces, café plazas, water features, and park-like plantings. LAPIERRE provided critical urban planning and landscape design services that began with the project’s conceptual design and successful public design review and rezoning process, then continued into full service site design, technical documentation, and construction contract administration. In the process, a LEED certified design was created that maximizes opportunities for establishing an accessible and sustainable urban greenscape, including significant reductions in adjoining public roadway widths in favor of expanding and reshaping the preexisting narrow, linear pedestrian corridor. Steep surrounding streets inspired the design of orchestrated urban spaces, planted terraces and cascading water features that merge architecture with landscape, and help to create a San Francisco-like ambience, combining personally scaled garden spaces with welcoming civic meeting places.
