Working with the developer, owner, and architectural team, LaPierre provided master planning, site plan design and construction phase services. The rezoning and site plan approval process created a staged development plan in response to community requests to maintain an existing neighborhood food store during initial site construction while a new food store was built within the project area. Phase 1 development includes over 600,000sf of administrative, training, retail and guest hotel space. Buildings include two office towers, a high-rise residential facility for visiting trainees, a private restaurant and outdoor dining area, and a pool terrace and day-care center. Other community-related elements include a public plaza which responds to existing and future development plans for the adjacent GMU campus, and a temporary public park built on the future Phase 2 parcel. Accordingly, while a secured operations facility, the site plan allows for complete site accessibility and gathering opportunities for all pedestrians. In addition, adjacent Monroe Street was completed in accordance with county master plan and roadway standards, and neighboring townhouses received back yard landscape and garden wall improvements.
